What steps do I need to take to join your program?
The Enrollment Folio is a single document that you will need to complete, which contains all of the instructions and information that you will need to provide us to join our program.
To get the Enrollment Folio you need to speak with one of our representatives – because there are multiple tailored versions (depending on your property location, age and the type of contract that is available).
There's no obligation – we just want to send you the correct information.
We would welcome the opportunity to show you our Corporate offices, the Welcome Center, services and processes, but recognize that many owners are simply too busy (or want to enjoy their vacation when they’re here!) to come and visit VillaDirect – so we can provide everything over the telephone or via email if you wish. Alternatively, just drop by our Welcome Center on highway 192 in front of the Super Target and next to the Olive Garden by the 429 and meet with one of our Owner representatives.
How much does it cost to join VillaDirect?
There are three charges that apply when owners add their properties to our program. The escrow or operational balance
(which is kept in your account to cover the cost of utility bills etc); the take-on fee which pays for the set-up of your rental to the standards that we (and the State of Florida) requires; and finally, the security deposit for the
SecurePASS lock system that is returned to owners when their contract terminates.
So effectively, the only cost to you is the take-on fee (the other fees are deposits held on your account). Depending on the type of property (condo, pool home or town home ) the take-on fees varies from as low as $200 for a condo to over $759 for a 9 bedroom home. Be sure to take a look at our offers page - as we often have special deals for owners who are joining which can reduce the take-on fees down to zero.
What are your monthly fees?
Monthly fees are split in to management fees/subscription - which is the same $125 low rate for all sizes of property.
In addition to that monthly fee, all other charges are for maintenance services (like pest control, AC or pool service) and for optional value added services like our multi-marketing option, the personal MiniWebs and others.
So the monthly cost varies from as low as $175 for a condominium to prices from as little as $250 per month for pool homes and town homes (including weekly pool service charges).
Can I advertise my property on your site?
First of all – please understand that VillaDirect only advertise the properties that the company provides maintenance services for. We are a full service property management company. We're not just another of the 400 management companies in central Florida.
We are a hospitality company. We take care of our customers, guests and owners. We don't just rent them a house and clean the pool. In the hospitality industry, there is a level of
implied service that we strive to maintain every day. We deliver to our owner clients and guests needs. Hospitality is defined as kindness to visitors – friendly, welcoming, and generous treatment offered to guests and strangers. That is our expectation for our customers,
hospitality. We have a very high percentage of returning guests, helping VillaDirect maintain occupancy levels even through the worst economy. Every guest that books is asked to write a review of their experience on the
TripAdvisor website. Our guest service team in our Welcome Center takes great pride and care in the service quality we provide to guests.
Therefore, our reputation stands or falls on the quality of the properties that we place our guests in. We regret that we can't advertise peoples properties if we don't care for them.
