When you don't know the area in which you are buying - it's important to have a

The location part is fairly straight-forward. Choose a community that you can afford - but which is as close as possible to Walt Disney World. Why? ... 20 million people come to central Florida every year - and most of them head straight for Mickey Mouse and his friends. If you want to maximize your opportunity to rent your property - get a home that's
close to Disney.

Secure, gated resort
Resorts usually offer the best choice for a potential owner and the most likely way to successfully achieve a return on their investment. A secure, gated resort is a community that has a manned gate to secure the location, where guests need to check in through the gatehouse and usually register when they first arrive.
Most resorts offer superior clubhouse facilities, on-site amenities, and extra services and features for guests. The plus of buying a property (condo, town home or single family pool home) on a resort is that they are the first choice for guests who are looking for a vacation in Orlando - especially if they have experience of vacation rentals.
The negative side of a resort is usually the homeowners association (HOA) fees - which are often double and triple that of similar size homes on other communities. These HOA fees can often make the difference between n making money on your investment and losing.
So be careful to "weigh" the potential popularity of a home on a resort to the costs. The key for an owner on a resort is to be able to charge a higher than average net nightly rate. The way to do that is to make sure your vacation rental "stands out" from the crowd and offers superior facilities and amenities to your guests. They will pay - but you have to make the value easy to see!
Gated communities
A gated community is usually a walled gated "enclave" of vacation pool homes, condos or town homes with an un-manned gate that is accessed using a gate code. Unfortunately, the "security" is not really provided, because almost every service provider in the area, the pizza-driver, supplier and truck driver knows the code.
That aside, gated communities offer excellent value for guests - and guests prefer them to a standard (un-gated) community for the "added security" they appear to provide. Some gated communities also offer their own clubhouse facilities for guests to use.
One of the main benefits of gated communities to owners is the comparatively low HOA fees they usually carry on the property, making them a good choice for buyers.
Non-gated community
This last location type is usually the lowest cost for a new owner to buy and also the lowest for a guest to rent. Usually non-gated resorts offer few (if any) facilities other than the homes. Sometimes these communities have children's play-areas, barbecue stands and nature walks available - but most guests simply use them as a base for their Orlando and Disney vacation.
Many of these communities were built during the late 1990's and offer excellent value for money for the buyer on a budget.
